The house is in the small, quiet village of Sellia which is only 7 minutes away from the small holiday resort of Georgioupolis and its beaches, fishing harbour and tavernas.  Chania airport is only 45 minutes away.

This is a traditionally built stone house which has been modernised and restored to create a peaceful, tranquil and relaxing atmosphere. This can be felt as soon as you enter the house. There are wonderful views ofthe Lefka Ori (White Mountains) from the rear and the countryside and Souda Bay from the front.

The house is very private with a good sized easily maintained garden andthere are stone boundary walls round the entire property.  The house itself has 22" (55cm) thick walls which make the property cool in summerand also able to retain heat in winter.  There is oil-fired central heating throughout the house, solar water heating and log fire.

Ground floor:
Spacious, open-plan design with distinct areas for fully fitted kitchen, dining and study/office. 
Archway leads through to the living room which is particularly spacious and gives a relaxing atmosphere with the French windows to the garden atthe rear.  . 
Another archway leads through to the downstairs shower room/WC.

There is telephone and broadband connection to the house which it is possible to transfer to new owners at the time of sale.  This is important as there is currently a waiting list for lines of up to two years.

Upper floor:
The door from the roof terrace leads into a good-sized hallway and a further inner hallway, with a cupboard unit, fridge and shelves, leadingto the bathroom. Doors  to two large double bedrooms.

Roof Terrace:
A perfect place to sit with a glass of wine and watch the sun go down behind the mountains. There are spectacular sunsets at all times of the year, or if you are up early enough, equally spectacular sunrises when the rising sun makes the mountains look pink.  On summer nights, becausethe light pollution is very slight, it is possible to see the Milky Waywith the naked eye. In winter when the mountains are covered in snow, the scene is almost surreal against the light of a full moon.

Studio:
Leading off from the roof terrace is a purpose built professional artist's studio with fitted storage unit, light, power and water. It would be very simple to convert this to extra accommodation if required.

Outside:
Utility area with plumbing for washing machine.
Storage shed - originally the goat shed (no goats included!)
Separate boiler room with oil storage tank and additional storage.
Wooden pergola above a stone tiled raised area which covers a sterna (well). A perfect place to dine on summer evenings - electric socket andlights fitted.

Three orange trees, an ancient grape vine giving very sweet dessert grapes, a separate vegetable growing area with covered frame over to give protection from the summer heat.
Also, various shrub and flower beds which have been planned to give colour and scent all through the year from wherever in the garden you happen to be.
The entire garden is fitted with an irrigation system on a timer.
There is a parking area for two cars at the front of the house.
